Does every plan go on the MLS?
Yes. Every listing plan includes MLS exposure, major-portal syndication, required disclosures, timely presentation of offers, and contract oversight. The difference is the amount of preparation, marketing, coordination, and reporting we provide.
Can I add services without changing plans?
Yes. Add Matterport, twilight photos, staging, paid media, inspections, repair coordination, and other services à la carte. We will show the cost before you approve anything.
Can I switch plans after we start?
Usually, yes. If your needs change before launch — or the market calls for a stronger campaign — we can update the service plan in writing.
Is there a minimum listing fee?
Yes. The minimum listing fee on this page is $4,500 for Essentials, $6,500 for Select, $8,500 for Signature, and $12,000 for Concierge. You pay the stated percentage or that minimum, whichever is greater, at closing. The written agreement shows the amount before you commit. Buyer-agent compensation is separate.
How is a cash offer different?

Am I locked into a long agreement?
