The Point & Old Town
This is historic Beaufort — antebellum homes, live oaks, and streets that look like a movie set (because they literally are). Homes here range from $400K to well over $2M. You're paying for history, walkability, and water views. If you want character you can't build new, this is it.

Habersham

Lady's Island
Cross the bridge from downtown and you're on Lady's Island. Bigger lots, lower prices, and a quieter pace. You can find solid homes in the $250K-$400K range. No HOAs in many neighborhoods. It's where a lot of locals actually live.
Best for: Value buyers, people who want space, anyone tired of HOA fees.
Cedarpoint
Newer construction south of Beaufort with marsh views and modern floor plans. Prices in the mid-$300s to $500s. Quick access to Port Royal. Served by Beaufort County School District — verify assignments with the district.
Best for: New construction buyers who want modern finishes without Bluffton's traffic.
Battery Point
Waterfront community with deep-water access and views of Battery Creek. Homes here are in the $400K-$800K range. If boating is part of your lifestyle, this is where you want to be.
Best for: Boaters, water lovers, anyone who wants to kayak from their backyard.
Port Royal
Technically its own town, but it's right next to Beaufort. The Sands beach, the boardwalk, and affordable homes make Port Royal a sleeper pick. You can still find homes under $300K here. The town has invested heavily in its waterfront and it shows.
Best for: First-time buyers, military families from MCAS Beaufort, anyone who wants beach access without beach pricing.
