Housing: Buy or Rent?
If you're going to be here for 3+ years, buying is almost always the right call. BAH in the Beaufort area covers a mortgage on a solid home, and you'll build equity instead of paying someone else's. When you PCS out, you can rent the property and cash flow it.
Current BAH rates for Beaufort comfortably support a $250K-$400K purchase depending on rank and dependents.
Best Areas for Military Families
Port Royal — Closest to the base, affordable, and the town is growing fast. Homes under $300K are still available. Quick commute through the back gate.
Beaufort (downtown area) — A little more expensive but the charm is unmatched. Downtown is walkable and you're 15 minutes from base. Verify school assignments with Beaufort County School District.
Lady's Island — Bigger lots, no HOAs, and more space for the money. Buyers often compare it for larger properties and a quieter setting, about 12 minutes from base.
Bluffton — Further from base (30-40 min) but newer homes and more amenities. Worth it if your spouse works toward Hilton Head.
Schools
Beaufort County School District serves the area. Standout schools include:
- Beaufort Elementary (downtown)
- Lady's Island Elementary
- Beaufort High School
- Whale Branch Middle/High (near MCAS)
Private options include Beaufort Academy and John Paul II Catholic School.
VA Loans

What Nobody Tells You
- Traffic is not a thing. Your worst commute is 20 minutes. Enjoy it.
- Flooding happens. Not everywhere, but you need to know which streets and neighborhoods are in flood zones. We know them all.

- The community is tight. Beaufort embraces its military families. You'll feel at home fast.
