How to Price a Bluffton Resale When the Competition Is New

SellingPricingBluffton

A buyer in your Bluffton kitchen is pricing a new house the same afternoon. Set your resale against that home's contract price, after the lot and the options, then adjust for the roof, the HVAC, the age, and a lot that is already finished. A builder credit or a rate buydown changes the cash or the payment. The contract price stays put.

What is the buyer comparing your house to?

The comparison is one new house they can tour, plus resales that match yours. It is not the whole town.

The Bluffton area page keeps the townwide figures in two sentences. Median list price was $509,990, with 169 active listings and an average of 105 days on market. The page calls that the median of active list prices, not a closed-sale median, live as of October 2026 (Lowcountry Regional MLS, read October 16, 2026). Median closed price was $525,000 across 291 sales, close dates Apr 16, 2026–Oct 16, 2026 (same source, same page). Those are the backdrop. Your list price comes from houses like yours.

New houses are still being permitted inside town limits. The Town's permits-issued report for September 1–30, 2026, dated October 1, 2026, includes 17 distinct permit numbers in the New Single Family work class. Valuations on those permits run from $292,338.95 to $3,200,000. That figure is the town's construction value on the permit. It is not a contract price and it is not a sale price. Streets on the permits include Lupine Road and Camp Eight Road. (Permits Issued by Contractor, September 2026, counted October 16, 2026.)

The Census Bureau's July 1, 2025 population estimate for Bluffton town is 36,807, against an April 1, 2020 census count of 27,716. QuickFacts shows a 33.0% change from the April 1, 2020 estimates base of 27,679 to that July 2025 figure. (U.S. Census Bureau QuickFacts: Bluffton town, Vintage 2025, read October 16, 2026.)

Buyers who want the builder's side of the tour should read what new construction changes for a Lowcountry buyer. This page is the seller's half.

What does a builder incentive actually change?

Split the flyer into three lines.

A closing-cost credit changes the cash the buyer brings. A rate buydown changes the payment, for a few years or longer, depending on the sheet. A lower contract price changes the number your house is judged against.

Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed average at 7.40% as of October 15, 2026. The survey is conventional, conforming, fully amortizing purchase loans with 20% down and excellent credit. It is a national weekly average. It is not your buyer's rate, and it is not the buydown on a model-home sheet. A payment can look friendly while the contract price stays above your list price. Answer the line that is beating you.

How do you read a base price against the contract price?

Example, not a listing and not a Bluffton address. A worksheet shows a base of $480,000, a lot premium of $20,000, and options of $35,000. The contract price is $535,000. A $10,000 closing credit leaves the contract at $535,000 and reduces cash to close. A temporary buydown leaves the contract at $535,000 and reduces the payment.

We price your house against $535,000 and against the house that sum buys. The buyer is purchasing the house on the lot, with the options selected.

Read live inventory the same way, down to the total, before you react to a "from" price: new construction in Bluffton and Bluffton search.

Which sales do you use, closed resales or the builder's listings?

Sold resales answer what buyers paid for a house like yours. Active new construction answers what they can buy this weekend. Keep the two lists apart.

The method, including the cost of missing the first window, is in how to price a home in a changing Beaufort market. The Bluffton-specific error is one townwide set. The area page says buyers compare Old Town along the May River with planned communities on US-278 and SC-170. A closed sale on one of those is a comp for the other only when the same buyer would take either.

The Town's transportation element names the roads that split the search. It says workers and residents depend on east-west routes like US 278 and SC 46. The element calls SC 46 May River Road, names US 278 as the highest-traffic corridor, and lists Bluffton Parkway and Buckwalter Parkway among the connections. It cites the Lowcountry Area Transportation Study 2045 plan, adopted May 13, 2022. (Town of Bluffton Comprehensive Plan, Section 8, Transportation, read October 16, 2026.) A resale on May River Road and a September permit near Bluffton Parkway go in different columns.

What will buyers ask about the roof, the HVAC, and the age?

South Carolina requires the Residential Property Condition Disclosure Statement on most sales of one to four dwellings. The first sale of a dwelling that has never been inhabited is exempt. (S.C. Code § 27-50-30(10).) An owner listing a house people have lived in does not get that exemption.

The commission form, effective June 1, 2023, asks for the approximate year the current roof was installed, the approximate year the structure was built, and the approximate age of the HVAC. Heating and cooling are yes / no / no-representation, and the form asks for a description of the system. (South Carolina Real Estate Commission disclosure statement, effective June 1, 2023.) The owner delivers it before the contract is signed, unless the contract says otherwise. (S.C. Code § 27-50-50.) The buyer still has to inspect. A licensee has no duty to inspect. (S.C. Code § 27-50-80.)

We put the roof year, the year built, and the HVAC age in the file before the first showing. When those years are old, the list price carries the gap. A never-inhabited first sale does not arrive with those years on this form. Waiting for the inspector to announce yours is a late way to negotiate.

What about the HOA and the amenities?

The same form asks whether the property is subject to a homeowners association, and it says that governance can limit use and create financial obligations. (Section IX of the form; S.C. Code § 27-50-40(9).) Fees stay in the documents. The Bluffton guide says the same thing about HOA and POA dues.

We read your resale package beside the builder's association documents before we pick a number. An amenity the buyer can use on the tour is a different product from one the documents still list as unbuilt. We use "unbuilt" only when the documents say it. A dues difference from those pages goes into the price as a sourced number.

What does the resale have that the new house does not?

The lot is finished. The landscaping is in the ground. Keys are not waiting on a construction schedule, unless the house you are selling is unfinished too.

Old Town is the other thing a new permit cannot hand over. The Town says Bluffton was incorporated in 1852 as a one-square-mile river town on a bluff above the May River, and that the river is still the centerpiece. (About Bluffton, read October 16, 2026.) The Old Town Bluffton Historic District received National Register designation in 1996. (Historic District, read October 16, 2026.) Price the bluff on its own sales. Price a newer house on Bluffton Parkway on its own sales too.

Some new homes are already finished. Specs and quick move-ins are covered in the buyer post. If one sits in your price band, it is real competition, and "no build wait" gets weaker. We check which kind is listed before we use the wait.

When does the price move, and what triggers it?

Write the trigger before the sign goes up. Active Bluffton listings averaged 105 days on market on the October 2026 bar. That average is a late place to notice you are losing.

Our trigger is earlier. When the people touring you are also touring a new home in the same band, and two weeks of showings bring no offer, we change one thing. A price cut changes the number every buyer sees. A credit changes cash for the buyer who asks. Losing to a buydown can call for a credit. Losing because your list price sits above the contract prices next door means the list price moves. One move, chosen on purpose.

A Bluffton home valuation is where we lay your sold resales next to the new homes in that search. Listing comes after the number.

FAQ

Should I match the builder's base price?

Price the contract total of a new house the buyer would actually tour, after lot and options. Then price your roof, HVAC, age, and finished lot. The base is the builder's starting line.

Does a builder credit mean I cut the same dollars off my price?

Keep the credit on its own line. It changes cash to close. Move your price when the price is what loses the showing. The 7.40% Freddie Mac average for the week of October 15, 2026 is the public benchmark beside a buydown, not the rate on either house.

Is the $525,000 closed median my list price?

It is the median of 291 sales with close dates from April 16 to October 16, 2026, on the Bluffton area page. Your number comes from sold resales like yours, set against the new homes in the same search.

Do I complete a disclosure when the new house does not?

On a resale people have lived in, yes. S.C. Code § 27-50-30(10) exempts the first sale of a dwelling never inhabited. The form, effective June 1, 2023, asks for the roof year, the year built, and the HVAC age.
