Ridgeland, SC Investment Property Prices and Rents

InvestingRidgelandJasper County

The rent people paste into a Ridgeland spreadsheet is often the town's Census median, and that median comes with a margin of error bigger than most deals. Use two other numbers first. On the Ridgeland area page, the median closed price was $320,395 across 86 sales, close dates April 27, 2026 through October 27, 2026 (Lowcountry Regional MLS, read October 27, 2026). HUD's FY 2027 two-bedroom Fair Market Rent for the Jasper County, SC HUD Metro FMR Area is $1,579 a month, effective October 1, 2026.

Those are benchmarks. They are not the price or the rent of the house you are about to write on.

What did Ridgeland actually sell for?

The same page, same reading, separates asking prices from closed sales. Median list price was $339,440. Average days on market on that active set was 200. Inventory was 116 active. The page labels the list figure as the median of active list prices, not a closed-sale median, live as of October 2026, source Lowcountry Regional MLS. The closed line is the $320,395 above, and the wording is "86 sales," not "86 houses."

The active snapshot shows why one median misleads. Inside the sample of 116 it counts 66 single-family residences, 19 unimproved-land parcels, 9 townhouses, 8 lots labeled Resident S/D Lot, and 4 mobile-home lots. Median price per square foot on that active sample was $199. Match the property type on Ridgeland search before you treat any median as your purchase price. The page moves. These figures are the October 27, 2026 reading.

Census asks a different question, on a different map. For Ridgeland town, the 2020–2024 American Community Survey median value of owner-occupied units is $228,400, margin of error ±$25,529 (town B25077). For Jasper County it is $325,500, ±$32,916 (county B25077). Owners reported what they think the home is worth. The MLS line is what buyers paid. Do not average them.

The headcount splits the same way. Census Bureau Vintage 2025 estimates for July 1, 2025 put Ridgeland town at 3,818, against an April 1, 2020 estimates base of 3,757. Hardeeville city is 16,459, against a base of 7,527. Jasper County is 38,533, against a base of 28,811. (City file sub-est2025; county file co-est2025-alldata.) From those bases to July 1, 2025, the town estimate rose by 61 people and the county estimate rose by 9,722. County growth is not a Ridgeland town rent roll. The 2020–2024 ACS population estimate is 3,764 for the town (±17) and 32,166 for the county (town B01003, county B01003).

What rent belongs on the worksheet?

HUD publishes one schedule for the Jasper County, SC HUD Metro FMR Area. The county inside South Carolina is Jasper. There is no Ridgeland line.

Source: FY 2027 FMR schedule, Jasper County, SC HMFA. The Federal Register notice sets the effective date at October 1, 2026, unless HUD had a valid reevaluation request for that area (91 FR 56156, September 1, 2026). Jasper County is not on HUD's list of areas still on FY 2026 rents after that date. (Reevaluation requests, comment period closed October 1, 2026.)

The notice describes the FMR as gross rent, shelter plus utilities, for modest, standard-quality rental housing, estimated at the 40th percentile paid by recent movers. It is a program benchmark. It is not a lease, and it is not a rent cap.

Stop using the town Census rent as a pro forma. ACS 2020–2024 median gross rent in Ridgeland town is $734, ±$454. (Table B25064.) Jasper County's median gross rent in the same survey is $1,328, ±$64. (County B25064.) The tighter county margin is still not the rent for one house. Of 858 occupied units in town (±111), 455 were renter-occupied (±134) and 403 were owner-occupied (±117). Jasper County had 13,118 occupied units (±354), of which 2,996 were renter-occupied (±494). (Town B25003, county B25003.) We underwrite from leased comps.

Duplexes, thin multifamily inventory, and short-term rental rules are in small multifamily in Ridgeland. This page stays on price, rent, tax, and the loan line.

What does a mortgage payment look like on the closed median?

Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed average at 7.32% as of October 22, 2026, down from 7.40% the week before. The survey profile is a conventional conforming purchase of an owner-occupied one-unit property, good or excellent credit, 20% down. An investment loan is priced on its own sheet. We are not inventing a spread over 7.32%.

Example, not a listing and not a quote. Start with $320,395. Put 20% down ($64,079). The loan is $256,316. Amortize it for 360 months at 7.32%. Monthly principal and interest is $1,760.71. The monthly rate is 0.0732 divided by 12. Taxes and insurance are not in that payment. A lender's investment-loan quote replaces this line. The survey printout does not.

What does South Carolina tax do to a rental?

A legal residence the owner occupies is assessed at 4% of fair market value, and that qualified residence is entitled to an exemption from property taxes levied for school operations. (S.C. Code § 12-43-220(c).) Real property the section does not put in another class, which is where a rental that is not the owner's legal residence lands, is assessed at 6%. (§ 12-43-220(e).)

Jasper County's finance page lists the fiscal year 2026–2027 levy adopted June 29, 2026: county operating 115.0 mills, school operating 154.0, county debt 5.0, school debt 25.0, total 299.0. Rural fire is a separate 28.9 mills. (Financial and Administrative Services.) That page does not publish a Town of Ridgeland millage. A house inside town limits has a municipal line this example does not guess. The page also says a 1% local-option sales tax is a rebate on county property tax bills. This example does not subtract that credit, and it does not add the fire district.

Example on $320,395, countywide mills only.

At 6%, assessed value is $19,223.70. Times 299.0 mills: $19,223.70 × 299 ÷ 1,000 = $5,747.89 a year, or $478.99 a month. That stack includes the 154.0 school operating mills a non-legal-residence pays.

At 4%, assessed value is $12,815.80. This line drops school operating mills and keeps county operating, county debt, and school debt: 115.0 + 5.0 + 25.0 = 145.0. Then $12,815.80 × 145 ÷ 1,000 = $1,858.29 a year. That is the legal-residence shape of the bill, for an owner who qualifies. A house bought to rent does not get it. The treasurer's bill for the parcel is the number that goes in the file. This arithmetic makes the ratios visible. It is not a tax opinion.

What does that remainder leave out?

Set the two-bedroom FMR beside the two example lines and stop. $1,579 minus $1,760.71 minus $478.99 is −$660.70 a month. That remainder is one countywide gross-rent benchmark, minus principal and interest at an owner-occupant survey rate, minus one county millage stack. It is not a cash-flow figure, not net operating income, and not a cap rate. Missing on purpose: insurance, flood insurance, vacancy, repairs, management, HOA dues, mortgage insurance, the town levy, the fire district, and the sales-tax credit. The FMR already includes utilities in the gross rent, so do not subtract utilities a second time.

Flood insurance is the line that moves these deals, and it is address-specific. Type the street into the FEMA Flood Map Service Center, then read the zone the way we do in flood zones and flood insurance. No guessed premium here, and no appreciation rate. The Census estimates are a headcount through July 1, 2025, not a forecast.

What do we actually do with one address?

We throw out the townwide median until closed comps match the property type, age, and size. The $320,395 figure is backdrop. It is not the offer. Rent comes from leases. The HUD table checks a modest unit at the county level. A three-bedroom on an acre is not the two-bedroom FMR.

Before the offer we read the tax district: 6% if it will be a rental, town millage if the parcel is in Ridgeland, fire district if it is outside, and the sales-tax credit off the actual bill. Then the flood panel. Then a lender term sheet for an investment loan. The 7.32% survey rate stays in the notes as the dated public reference.

FAQ

Is Ridgeland, SC a good place to buy a rental?

The closed median, the HUD rents, and the 6% tax stack are above. They do not add up to a countywide yes or no. One address clears, or it does not, after comps, a lease, the tax district, insurance, and the flood panel.

Is $320,395 the price of a Ridgeland house?

It is the median of 86 sales on the Ridgeland page, close dates April 27 through October 27, 2026. The active sample mixes houses with land and lots. Pull comps for the property type you are buying.

Can I use $734 a month as the rent?

That is the ACS 2020–2024 median gross rent for Ridgeland town, and the margin of error is ±$454. Treat it as a small-sample warning. Underwrite from leased comps. The county HUD two-bedroom benchmark is $1,579, and it is still not your lease.

Do rental properties get the 4% assessment ratio?

The 4% ratio is for a legal residence the owner occupies, tied to the school-operations exemption in § 12-43-220(c). Other real property is assessed at 6% under § 12-43-220(e). A house bought to rent is the 6% case unless the owner qualifies it as a legal residence under the statute.

Where do new Ridgeland listings show up?

The box on this page is labeled Get new Ridgeland listings. The button says Send Me New Listings. That alert follows the Ridgeland search.

Bring the address. We will put the closed comps, the rent comps, the tax district, and the flood panel on one sheet before anyone talks about an offer. Use Get new Ridgeland listings above, and press Send Me New Listings.

Informational only. Not financial, tax, lending, or investment advice, and not a statement of rental income or a future sale price. Confirm the parcel's tax bill, insurance, and flood zone, and verify current MLS figures on the Ridgeland page, which updates after this reading.
