Summary

Beaufort County and Jasper County keep cooling toward balance heading into summer 2026. Inventory is up from pandemic lows, so buyers have more room to negotiate, though sellers who price correctly are still seeing strong activity. Median prices are up modestly year-over-year across most areas, with Jasper County out front on the strength of new construction. Days on market have ticked up as the market evens out. Well-priced homes under $400K still move quickly, especially near the military installations.
